Step by Step Tenant’s Guide


Step 1 Register your interest

The first step to finding the right property is to register with us either by calling us on 01743 276666 or visiting our office where you can discuss your property requirements with one of our staff. You can also register your interest about a specific property online if you are short of time.  

Step 2 Finding the right property

Once we have a clear understanding of your requirements you will receive a selection of properties that match your criteria. We can also keep you constantly up-to-date via email with the latest properties. 

Step 3 Consider a managed property

An increasing number of tenants insist on renting fully managed properties for complete peace of mind.

Renting a managed property has the benefit of a dedicated repairs manager to handle your day-to-day issues and the assurance that your property is fully compliant with all safety regulations (including Gas Safety, Electrical Safety and Furniture and Furnishings acts).

Step 4 Making an offer

Once you have identified a suitable property you will be required to complete an application for tenancy where you may state any special conditions of the offer and provide details for your references. We will then communicate this offer to the landlord.

Step 5 Offer Accepted

If your offer is accepted there will be an administration fee payable which covers the cost of taking up references, carrying out credit checks and drawing up the tenancy agreement.  This is generally £200 (inc VAT) per tenancy. We also charge £30 (inc VAT) per tenant for credit checks on each adult to be named on the tenancy.

We then carry out the following:

Collect references from the referees that you have provided and carry out credit checks

Arrange drawing up and signing of the Tenancy Agreement

Collect your moving in payment (rent + deposit).  Rent is payable monthly in advance and the deposit is generally the equivalent of one and a half month’s rent.  (For furnished, it is twice the monthly rent). 

Step 6 Completion

Upon completion, you will be given a set of keys and if your property is managed we will provide you with your dedicated repairs manager contact details.

Congratulations, you can now move into your new home!
